This complete retreat offers everything: five stone-built luxurious cottages, two Airbnb suites, stunning wedding barns, reception areas, and bars — all nestled within 14.5 acres of the most private, beautiful countryside. The owner’s farmhouse is substantial and enjoys unrivalled countryside and lake views. This successful, owner-operated lifestyle business comes with a team of part-time staff who make the day-to-day running of the business a breeze. An additional 140 acres and barns are also available. A full handover and training will be provided to ensure a smooth transition and continued success. Early viewings are highly recommended.

This multifaceted property is located near the highly sought-after harbour of Looe — one of Cornwall’s most popular, desirable, and picturesque port towns — where the beautiful River Looe meanders through spectacular, protected landscapes before reaching the bustling quay and fishing fleet. The town boasts narrow, winding streets lined with an array of boutiques, restaurants, cafés, bars, and much more. Ideally situated for access to the main A30 motorway, linking the cities of Plymouth and Exeter (with its M5 motorway, international airport, and excellent rail connections to London), the property also benefits from proximity to the magical Talland Bay — a quiet cove with two beaches, between Looe and Polperro, accessible by vehicle and a scenic walking path.

This could be the perfect move — one you’ll wish you had made years ago. Don’t assume this lifestyle business will compromise your income; quite the opposite. It generates a high income and impressive net profit, while allowing ample time off for extensive travel. Our clients live off-site and therefore they have recently started to let out rooms within the Farmhouse however, this would make fantastic owners accommodation and we would arrange for it to be free of any rentals should a new purchaser wish. Full training and handover will be provided, along with the ongoing support of a loyal team of local staff. Actual trading accounts will be made available following a successful formal viewing.

MEADOW BARN

A sumptuously appointed barn conversion of classic Cornish granite, Meadow Barn overlooks the Lake Meadow, brims with character and offers a charming retreat for two. Light floods the building, creating a relaxed and sunny atmosphere that lifts the spirits at any time of year.

THE GRANARY

The Granary was tastefully created by converting the upper level of one of our ancient granite barns. This unique space blends the character of its historic origins with thoughtful design, offering a welcoming and comfortable setting for guests to enjoy. The original features of the barn have been preserved, providing a sense of authenticity and charm that is characteristic of traditional Cornish architecture.

Hayloft

Hayloft offers a spacious double bed and comfortable sofas, providing an inviting and restful atmosphere for guests. This unique accommodation was skillfully converted from the upper level of one of our historic granite barns. Like The Granary, Hayloft was originally utilised for storing cereals, and its generous proportions made it possible to create two distinctive living spaces within the barn. The sympathetic conversion has preserved the authentic character of the building while ensuring a comfortable and memorable stay.

ACORN

Acorn is spacious and airy. The original vaulted ceiling incorporates Velux skylights, flooding the room with daylight (which can be blacked out at night). Rich pine panelling and exposed beams lend a Scandinavian feel to this Cornish holiday cottage.

COURTYARD
The Courtyard Suite is located within a classic granite barn conversion, separate from the main farmhouse and with its own entrance. Rich in character and original features, this former stone cart house overlooks the traditional courtyard and its picturesque cluster of classic Cornish granite barns.

Wedding Ceremonies and Receptions

The Linhay is fully licensed to host wedding ceremonies for up to 150 guests. For receptions, the space can comfortably accommodate up to 250 attendees, providing a versatile setting for larger celebrations. In addition to the main barn, there is a marquee area equipped with a second drinks bar, enhancing the venue’s facilities for events and gatherings.

Facilities

On the ground floor, adjacent to the primary dining area, guests will find convenient cloakrooms, toilets, and a dedicated storeroom. At the opposite end of the building is a fully equipped commercial kitchen, designed to cater for large events. To the rear of the kitchen, a climate-controlled drinks cellar ensures optimal storage for beverages, further supporting seamless event hospitality.

MOWHAY
At one end of the galleried landing is a bar, and at the other is ‘Mowhay Barn,’ with exposed wooden flooring. Licensed for wedding ceremonies of up to 150 guests.

THE LIBRARY
Another area within the converted barn is The Library, licensed for ceremonies of up to 48 guests and also used as a dining room, meeting room, or event space.

RECEPTION/OFFICE

This is situated next door to the library on the ground floor and is a welcoming large space for the visiting guests and benefits from a large store and toilet. This would be an easy conversion into a further letting cottage.

OFFICE BUILDING

Attached to The Linhay, within a section of the original two-storey barn, are good-sized offices with a kitchenette at first-floor level, general storage beneath, and an adjacent three-bay workshop building. Because of its vast size, this would be ideal to convert to additional accommodation letting units.

The Library

Another notable area within the converted barn is The Library. Licensed for ceremonies of up to 48 guests, The Library provides a versatile environment that can also be utilised as a dining room, meeting room, or event space, catering to a variety of guest requirements and preferences.
